Carpet Maintenance PROGRAM
Now that your carpets are clean, dry and fluffy you may want to consider
our maintenance plan.
The plan is quite simple. Every quarter (13 weeks)* we clean
1/4th of your carpet wall-to-wall plus all traffic lanes and funnel-off
areas. Each quarter we clean a different 25% of your home so over the course
of one year every square foot of carpet is cleaned at least once. Yet we
clean all places where carpet is used daily every 13 weeks.
The cost of this plan is even more straightforward. Say for instance
you plan and budget to have all your carpeting cleaned once a year. Perhaps
you have 1000 sq. ft of carpet and at 28 cents per sq. ft, it costs you
$280 annually to "keep your carpets clean". (Of course, a few months into
the year we all know that hallway starts to look a little weak). This maintenance
plan is set up where you pay 1/4th the annual cost ($70 in our example),
have 1/4th your home cleaned wall-to-wall, and all traffic lanes and funnel-off
areas cleaned as well. It is like getting three critical cleanings free
per year.
If you are interested in this plan, please understand two details. You
must adhere to the cleaning interval. If 13 weeks slides into 15 weeks,
a return in 11 weeks by us might seem too soon. We will schedule follow-up
appointments upon completion of the current one or for your convenience,
call or email about one week out.
The other matter is furniture. We will gladly clean wall-to-wall and
move furniture. If you want to clean beneath bookcases, pianos and large
beds, etc. please plan ahead to assist or move it out in advance. We can
do it, but your presence is needed.
We think this is sound business because it keeps your carpets clean
year-round (isn't that the value you seek?), and it keeps us growing in
the community.
* Three times a year at 1/3 rd the annual cost is a popular option for
those without kids and/or pets.

Carpet Maintenance PROGRAM
There is an economical way to maintain an excellent appearance level
for the carpeting that is under your management and to avoid the highs
and lows associated with standard carpet care. To accomplish this requires
a carefully planned routine of vacuuming, spot cleaning, traffic area cleaning,
walk-off mat rotation and restorative cleaning. When an effective carpet
maintenance program is implemented and is vigorously followed, carpeting
will present a sustained level of optimum appearance.
There are advantages to installing a carpet maintenance program:
1. The highest level of appearance possible.
2. A more uniform level of carpet color because stains will not be allowed
to accumulate between cleanings.
3. The life of the carpet is extended. Clean carpets last longer because
they receive less damage by soil abrasion and airborne acid pollution,
filtration dust, etc.
A REVIEW OF CARPET MAINTENANCE PROCEDURES:
At the present time, several carpet care procedures are under your
daily supervision. This proposal encourages that vacuuming, spot cleaning
and walk-off mat rotation to continue to be performed by your service personnel.
Allow us to suggest that extensive or specialty spot cleaning, traffic
area cleaning and restorative cleaning could be provided by The Club Carpet
Care. Let's review the individual aspects of carpet maintenance...
VACUUMING:
Your company is responsible for regular carpet vacuuming. Carpets can
not be over vacuumed. All exposed carpet surfaces should be vacuumed at
least once each week. Entry areas and high traffic locations must be vacuumed
daily.
Carpet edges and locations where dust builds up (areas that are difficult
for an upright vacuum to reach should to be vacuumed with a hose and nozzle
attachment or swept with a broom.) This should be performed at the very
least four times each year.
TRAFFIC AREA CLEANING:
Cleaning only the portions of the carpet that are walked on is called
"traffic area cleaning". It is an effective and inexpensive way to keep
the entire carpet looking clean.
Each building has its own high traffic paths. Areas adjacent to entries
and exits, areas leading to elevators, garages and the outside area of
concern. So are stairwells and any carpeting near vending machines, water
fountains and mail boxes, etc. Thus, traffic areas could be serviced as
often as every three months.
The Club Carpet Care offers three ways to accomplish regular traffic
area cleaning:
1. Bonnet cleaning. A system of dry cleaning that removes surface soil.
It provides an inexpensive cleaning for traffic areas because it is fast
to perform.
2. Steam (Hot Water) Cleaning. This provides a deeper cleaning of traffic
areas. It is slightly more expensive than bonnet cleaning, but longer lasting.
3. WALK-OFF MAT ROTATION: Using walk-off mats, also called entry
mats is an ideal way to reduce tracked in soil from reaching the carpeting.
These mats must be of good commercial quality and need to be vacuumed daily.
Once they become soiled they should be removed for cleaning. Rotating (replacing)
the soiled mat with a clean mat requires that you have an available replacement
set of mats.
Your service personnel should vacuum these mats daily . The Club Carpet
Care is able to thoroughly clean your soiled walk-off mats for reuse. A
walk-off mat program makes a major improvement in building cleanliness.
RESTORATIVE CLEANING:
By implementing a schedule of carpet maintenance procedures that includes
the aforementioned services it is possible to prolong the need for a complete
steam cleaning service of the entire carpet which is called restorative
cleaning.
While the restorative cleaning may be postponed, it can not be avoided.
Eventually, airborne contaminates and even the spot cleaning chemicals
and traffic area cleaning detergents particularly from bonnet cleaning
must be flushed out of the carpeting.
In some buildings a complete cleaning could be postponed for up to two
years. However, most experts agree that it is more reasonable to perform
restorative cleanings on an annual basis to remove airborne contaminates.
The Club Carpet Care uses a steam (hot water) cleaning system. It features
a water rinse that removes the cleaning detergents used in the cleaning
process. We believe that it provides the most thorough restorative cleaning
process available .
The benefits of a carpet maintenance program:
Uniform level of good carpet appearance
Increased carpet life by reducing soil damage
Increased service finds & corrects problems
Flexible programs change as your needs change a program designed for your
specific needs:
Hallways and common areas in condominiums and apartment buildings are affected
by soiling problems that need to be addressed:
Tracked in soils near entries and in elevators:
rainy season muds.
pine needles from Christmas trees.
oils and greases from garages.
Lower level stairwells that take heavy soil abuse: Coffee spills and other
substances.
Spill trails (foods and oils, etc.) leading to garbage chutes.
Considering the seasons and standard soil patterns, the following carpet
maintenance program is being presented as an example. It is one of many
possibilities to be considered:
FIRST YEAR
April |
Restorative cleaning |
July |
Spot cleaning and mat rotation |
September |
|
Traffic area cleaning (Total Rinse)
Lower floor stairs
Elevators
Near garbage chutes |
November |
Spot cleaning and mat rotation. |
SECOND YEAR
A similar schedule, perhaps the restorative cleaning could be substituted
by a traffic area cleaning at a substantial cost savings.
Each of your buildings requires a careful evaluation and its own program
based on: The lifestyles of the residents, the age and condition of the
carpeting, the building location and its operating budget . These and other
considerations lead to the development of a carpet maintenance program.
The Club Carpet Care would be pleased to evaluate any of your properties
and provide a detailed carpet maintenance plan for your review.
A PROGRAM DESIGNED FOR YOUR SPECIFIC NEEDS:
The common area carpeting in office buildings are effected by conditions
that include the following:
Tracked in soil near entries and elevators:
rainy season muds
oils and greases from street
vehicle pollutants and other airborne contaminates
Heavy soiling on excessive wear locations:
in or near elevator cabs (passenger and freight)
adjacent to vending machines and office equipment
near kitchens and drinking fountains
near rest rooms
common area hallways and stairwells
Special soil problems
coffee spills and other liquids
photocopy toner inks
Foot traffic, the age and condition of your carpet each have a bearing
on the design of a carpet maintenance program. This schedule is presented
for your consideration. (It would provide a constant high appearance level.)
First Year
January |
Elevator cabs and spot cleaning |
February |
Walk-off mat rotation |
April |
Restorative Cleaning |
June |
Elevator cabs and spot cleaning |
July |
Walk-off mat rotation |
September |

A similar schedule. Perhaps the restorative cleaning could be replaced
by a traffic area cleaning providing a substantial savings.
